Florida real estate law requires a WDOI, or a Wood Destroying Organism Inspection and report.
A WDOI report tells a real estate buyer if the pest control inspector saw:
- Any live termites or other wood destroying organisms
- Evidence of infestation by termites or other wood destroying organisms (including wood destroying fungi)
- Damage by termites or other wood destroying organisms
- Previous treatment for termites or other wood destroying organisms
Here is what our home inspection expert is looking for:
- Dry wood termites are usually found in Florida because they thrive in humid coastal and subtropical regions. They usually infest attics, roof crawl spaces, and exterior wood.
While they swarm in early spring and summer, the only evidence of dry wood termites may be uncovered in a professional home inspection. The experts not only look closely for wood damage, but for shed
wings and pellets (which is tiny fecal matter).
- Subterranean termites are the most common termite in the United States. They can enter a home through a crack as small as 1/32" in almost any home material that is in contact
with soil: any lumber touching ground, , an earth filled stair, expansion joints, behind brick veneer, even through rigid foam insulation in contact with the soil. These pests take shelter in the
soil; they come out to eat, your wood, cardboard and books.
- Furniture beetles attack any sapwood, not just wooden furniture. They don’t like heartwood. Home inspection has turned up one sapwood beam destroyed, while the one next to it, a
heartwood beam was untouched by the beetles. Infestations are often a problem of old wooden houses built with untreated timbers.
- But beetles are not just a problem in old houses. Powder post beetles seldom attack wood that is more that 5 years old. They get their name because they bore into dry wood (such as posts) and
change perfectly good wood into powder. The flour-like powder is actually the chewed up and digested wood that the beetles have eaten. A home inspection looks for traces of powder, which can be a
clue to infestation long before significant damage can be seen.
- Wood bores, fungi and rot Wood bores are commonly detected just a few years after new construction. The lumber supply may have contained wood infected
with beetle eggs or larvae, and since beetle life cycles can be one or more years, several years may pass before the presence of beetles becomes noticeable. It is sometimes called the “old house
borer” which, contrary to its name, is more often found in newer construction.
- Wood decay fungi are living organisms which send minute threads through damp wood, taking their food from the wood as they grow. Gradually, the wood decomposes. Such
damage is often inconspicuous, making a home inspection critical. Homeowners have suddenly found floors breaking through or doors falling from their hinges before they know they have a wood decay
- When dry wood comes in contact with moist soil, or starts to collect condensation (such as unventilated crawl space), it wood rot is next. Without expert inspection, it could be assumed that
termites and bores are the problem.
